The value of properties contested in Collin County lawsuits was truly epic in 2024. $27.11 billion in value was contested, the highest ever seen in district court. Divided between 755 suits, $27.11 billion translates into $35.91 million per property. Collin County Taxpayer Value Reduction from Judicial Appeals
District court lawsuits are at the top of the mountain when it comes to property values. Anything that makes it this far is prime real estate, and the cost savings reflect that. Even though the cases were relatively small, the settled suits resulted in an assessed reduction of $750 million in 2024. While 2024 was a tad lower than usual, value reductions from lawsuits have been over $600 million every year since 2020. After being the biggest value reduction for almost a decade, commercial properties fell to $270.40 million in 2023, being replaced by $397.40 million in industrial and related property. Commercial properties rebounded in 2024, nabbing $390 million in reductions, while industrial fell to $120 million.

As expected, the majority of savings were for commercial properties, multi family homes, and a combination of industrial and other properties. These are all the big-ticket items that drive post-administrative appeals to be the money savers they are. Commercial property savings were down 55% in 2023, after a peak high of $16.26 million in 2022, but they returned with a vengeance in 2024 with $8.19 million in savings.
